If your floor is in good condition but is subject to high amounts of traffic and wear, we would recommend a maintenance sand and seal to keep the floor protected.
The process is to lightly sand and etch the existing coating. This helps to remove existing surface dirt and is key for fresh coats of seal to be applied. See some floor transformations here
